Runs in the model are drawn in jacket colors:
white 14/2 · yellow 12/2 · red 14/3 · orange 10-ga · black 6/3. Receptacles are set to the
12'/6' rule, counters to the 4'/2' rule. This is a wiring plan, not a permit set — box fill, stapling,
nail plates, and AFCI/GFCI specifics go to your AHJ and a licensed electrician to verify.
Assumptions made — say the word to change any
- Orientation. Entry is on the 40' front wall; "right side" reads as the right half as you face the
front door. The master sits at the quiet end, the kitchen in the middle next to the great room.
- Roof. 12/12 gable, ridge running the long way: 10' wall plate and a structural ridge around 22'.
The finished loft is 10'-10½" above the main-level structural subfloor, leaving about 10'-1½" clear beneath the ridge beam and
roughly 232 sf with at least 5' of headroom.
- Loft floor at 10'-10½" finished. The joist field is about 465 sf. Subfloor and finish stop where
the sloped roof assembly clears them, leaving about 430 sf of roof-clear walking deck. The open edge uses
solid low-roof closures and 36" vertical-baluster guards.
- Stairs. 5'-0" spiral centered on the ridge line at the loft edge — 14 risers at 9.3" with 30°
treads, arriving on a platform face-hung to the doubled loft-edge joist. A radial return protects the open
landing edge while the stair-arrival side stays unobstructed; the outer chord remains open to the loft.
Its steel center column continues to the ridge, and
the dropped beam lands on a flush header carried by two posts. Final stair,
landing, guard, and headroom compliance still goes to the local code official and engineer.
- Laundry is sized for a stacked washer/dryer; widening it to 5' gets you side-by-side units.
- Windows and doors are coordinated with cabinets, appliances, wet areas, and ridge-transfer
framing; rough openings still require field verification against the existing shell and selected units.
Structure & systems (as modeled)
- Foundation: a continuous perimeter footing plus continuous center footings at x=20 and z=12.
Above them are twelve separate 16" × 16" × 16" pier stacks — four stations on each long-side row and
four on the center row — with four standard CMUs cross-lapped in each stack. There is no continuous block
stem wall. Exterior grade is currently modeled at footing-top elevation so both CMU courses remain
visible from the open rear and east sides; a black 6-mil ground vapor barrier covers
the underfloor grade, cut and lapped at each stack. Exact pier stations, the block support (if any) on the x=20 transverse footing, footing size,
reinforcing, grout, anchorage, frost depth and grade remain owner/engineer-confirmed items.
- Wraparound porch: a planned covered L runs across the entry/front wall and around the west
great-room gable. Its deck sits 1½" below the main-floor datum on separate concrete supports; a framed
hip joins the two 2:12 shed-roof wings below the unchanged main eaves. Porch footings, framing, ledgers,
flashing, cedar finish sleeves, closely spaced horizontal guard slats, stair, uplift and drainage remain
permit- and engineer-controlled. No skirting is modeled.
- Main floor: ¾" structural subfloor over a concept 16" open-web truss system, side-hung between
three flush longitudinal girders carried by the discrete pier rows. Supplier-designed end trusses, rim
framing, bearing blocks, caps and tie-downs complete the load path. Truss depth, spacing, web layout,
hangers and every reserved MEP opening belong on the approved truss shop drawings; field-cutting chords
or webs is not allowed.
- Walls: 2×6 exterior @ 16" o.c. fastened through the structural floor into engineered rim/blocking
(bottom plates cut out at doors), double top plate,
king + jack studs with doubled headers and sill cripples at every opening, staggered mid-height blocking;
2×4 interior partitions. Envelope: 7/16" OSB sheathing, housewrap, a smooth warm lower-wall finish,
vertical cedar gables and entry bay, dark corner/frieze trim, exterior casings and head flashing at every opening.
- Upper loft floor: 2×10 joists @ 16" o.c. front-to-back on the walls and a dropped (3)2×12 beam at
mid-span, solid blocking over the beam, hanger at the flush stair header; ¾" T&G subfloor starts and
stops at the roof-clear eave cuts (finished floor 10'-10½").
- Roof: structural ridge beam transfers at each gable through a post above the engineered high-window
header, at mid-span through the spiral's steel column, and at the x=29 transfer wall through a post,
squash blocks, the dropped beam, a cripple pack, and the door header/jambs; engineered 2×8 rafters @
16" o.c. are shifted half a bay from the loft joists, use explicit bearing seats and plumb ridge cuts,
and have blocking split around the interlaced joists; OSB deck, synthetic underlayment,
matte-charcoal standing-seam metal, drip edge, dark rake boards, vented soffits, gutters + downspouts to splash blocks.
- Plumbing: 2×6 wet wall with a 3" stack and roof vent; water heater on a drain pan with T&P
discharge; PEX trunk-and-tee distribution (red/blue) in the shallow service cavity and approved floor-truss
chases; traps and angle stops at every fixture; two hose bibbs. Gravity DWV stays serviceable below the
girders at a true ⅛"-per-foot fall, exits through a clear pier bay, then drops outside the rear footing to
the connected cleanout and site sewer.
- Electrical: meter base + service mast through the roof, feeder to a breakered 200A panel in the
laundry; 14 circuits drawn end-to-end in jacket colors (see the E-1 panel schedule) with code-spaced
receptacles, switch legs, a 3-way pair at the spiral stair, and 14/3-interconnected smoke/CO detectors
at the bedroom, hall, and both vault levels. Cover plates go on at the finish stage.
- HVAC: three-zone mini-split — condenser on a pad out back with a disconnect, wall heads in the
great room, master, and loft, line sets run in exterior hide channels; bath fans ducted through the
joist bays; dryer and range-hood vents capped on the walls.
- Insulation: batts in every exterior stud and gable bay; full-depth closed-cell foam is segmented
between rafters and held tight to the roof-deck underside (unvented vaulted assembly) — the
Insulation slider stage, with its own layer toggle. Final R-value and condensation control remain climate/code verified.
Gross dimensions are to nominal layout datums; clear dimensions are to modeled finish faces.
This is a coordinated conversion concept, not a field survey or stamped permit set. Verify the existing shell,
every rough opening, selected equipment, and all structural member/footing sizes before ordering or cutting.
Full-length loft assumptions — unchanged roofline
- Envelope stays fixed. The 10'-0" lower wall plates, 12/12 gable roof, structural ridge,
roof deck, standing-seam metal, eaves, and approximately 22'-6" ridge-beam top are identical to the
original rendition. No upper knee wall or new roof profile is introduced.
- Loft extension. The finished loft continues west to the opposite gable. The modeled structural
concept turns supplier-sized engineered I-joists ninety degrees so they span longitudinally between an
interior face-mounted west-gable ledger and the existing doubled x=20 receiver without crossing the
unchanged rafters. The modeled member envelope is about 891 sf; the 926 sf full interior rectangle is
only a bounding datum, not framed or walkable area. The result is 855 sf gross / 825 sf net roof-clear
deck and 461 sf gross / 431 sf net with 5'-0" or more clear headroom. The finished floor remains at
10'-10½".
- Stair. The same 5'-0" spiral and ridge-support column remain. The extension uses a framed opening,
doubled trimmers, full-depth headers, and a protected landing edge without the old x=20 open-loft guard.
Final spiral geometry, landing, headroom, and guards require permit review.
- Load path. A face-mounted west-gable ledger with through-bolts/standoffs, the doubled x=20 receiver,
stair-opening header, joist hangers, and concentrated blocking make the added floor load legible. The
approximately 19.2-foot west span and modeled 9¼-inch depth are only coordination placeholders: the
I-joist series/depth, ledger blocking/fastening, hangers, receiver, gable reaction,
footings, piers, girders, shell anchorage, soil, and every new reaction remain unproven until
field verification, supplier design, and engineering.
- Use zones. The west end is shown as a flexible sleep/studio zone, the center as landing/lounge,
and the east end as the original loft room. The tall three-light gable clusters are fixed accent glazing,
not emergency escape openings; fall protection and any sleeping-room EERO remain unresolved.
- Systems. Two added panel rows now run continuously from the selected main-floor panel to the west ceiling,
ridge track lighting, interconnected smoke/CO devices, and knee-line receptacles through dedicated
blocking bores and a sealed floor bushing. The base plan and reference layout each have a separate
diagrammatic feeder to the shared full-loft runs. The west extension adds a fourth representative indoor head;
its line set connects through a representative branch box to the existing flashed great-room gable sleeve and
shared condenser route, then rises through a metal-collared, joist-clear opening. Acoustic floor batts,
supported resilient channels, and a complete flat main-level ceiling are also modeled. Final load and
equipment selection, MCA/MOCP, condensate, HVAC capacity, ventilation, fireblocking, and energy details
remain licensed design-development work.
Full-length loft concept — same roof, more floor. The switch is a truthful comparison
of loft extent, framing, ceiling, systems, and usable headroom. Do not order joists, beams, connectors, or
windows until the shell, ridge supports, foundations, utilities, and local approvals are resolved.
Selected layout assumptions — half loft, same shell and side entry
- Reference translation. The first 15'-6" remain open living and dining. Behind that,
the primary bedroom runs lengthwise on the left and the two-run galley occupies the right.
The rear band reads left to right as primary closet, primary bath, pantry/laundry, and guest
shower bath. Primary-suite circulation runs bedroom → bath → closet.
- Entry and exterior stay fixed. The existing 3'-2" door remains at x = 10 on the long porch wall.
The warm-white lower walls, cedar gables and entry bay, charcoal metal roof, dark glazing, porch, roofline,
and every exterior rough opening are shared with the current model.
- Half loft above. The loft edge now aligns with the primary-bedroom front wall at x = 15.5,
while the porch-end living-and-dining room remains open to the 12:12 roof. The existing shell stops
at x = 20, so the intervening 4½-foot structural infill and its new continuous guard are planned work.
Loft access is an L-stair along the front and bedroom walls — 16 risers at 8-3/16" on 10" treads, a
corner landing, and a platform beside the ridge post — with a bookcase under the long flight; guards,
handrails, door swings and headroom are checked in the audit.
- Wet rooms are concept-planned. The primary bath, guest shower bath, and pantry/laundry occupy the
rear service band. The guest bath is shown with a shower, not a tub. Final drains, vents,
equipment, panel location, exhausts, structure, and all permit clearances require design development.
- Bedroom glazing remains unresolved. The shared exterior-opening schedule remains a fixed constraint.
The master bedroom still requires an operable, code-compliant emergency escape and rescue opening before
this option can become a permit or construction set.
Selected plan, not an engineered reroute. The finished rooms, doors, furnishings,
and fixture clearances are modeled for spatial review. Existing exterior construction truth is retained;
planned MEP and framing must be verified before this plan becomes a build set.
